  1. Pre-Listing Preparations: I'll combine years of experience and a strong knowledge of buyers' expectations to help you maximize your home value while minimizing renovation costs and timelines.  Essentially we are asking ourselves how we can spend the least amount of time and money to make the biggest impact.  Please put the sledge hammer down and call me before doing any pre-listing renovations! 
  2. Strategic Pricing: I'll do what an appraiser does and find recent "comps" by using the sales comparison approach.  We will discuss your home's value and strategically select an offer price.  This step is crucial and could be the difference between sitting on the market/losing money versus selling quickly for above list price. 
  3. Advertising: I won't randomly plop your house on the market on a Friday night.  We will do coming soon advertisements, email over 10,000 local realtors, blast your home on 352+ websites, run multiple social media ads and network with the 600+ agents in my office. 
  4. Open Houses and Private Showings: Lazy agents skip the open house all together or send a rookie agent to do it for them.  Not me!  I will personally host an open house the first weekend we come to market.  Expect lots of private showings from other agents as well. 
  5. Negotiating Purchase Offers: This can be one of the trickier aspects, especially if you're not experienced in real estate negotiations. It involves understanding the market value of your home and being able to come to a mutually agreeable price.  I will vet all offers by interviewing the loan officer and communicating with the buyer's agent.  Leaning on over 10 years of experience, I can easily articulate the pros and cons of each offer. 
  6. Contract Contingencies: Deals often come with contingencies such as inspections, appraisals, and financing, which need to be managed carefully to ensure they don’t derail the sale.  I can assure that when issues arise, I will fiercely advocate for you and seek to find a solution that keeps the deal moving forward (while protecting your best interests). 
  7. Paperwork: The volume of legal paperwork involved in selling a home can be daunting. It's important to handle this correctly to avoid future legal issues.  While electronic signatures have made the signing process painless, I'll still be here to help translate from legalese to plain English.
